I’m Josh Youpa, a Realtor, real estate investor and property owner serving Northern Berks and surrounding communities, including Hamburg, Shoemakersville, Leesport, Kutztown and Lenhartsville.

Real estate isn’t just something I sell—it’s something I’m involved in every day. I’ve spent years buying, selling, renovating and managing properties. That hands-on experience gives me a practical perspective that goes beyond simply putting a home on the MLS and managing a transaction.

When you’re selling a property, there are a lot of decisions that can affect both your bottom line and whether the transaction ultimately makes it to settlement. What should you fix before listing—and what isn’t worth the money? How should you price and position the property? Is the highest offer actually the strongest offer? What happens when inspections, appraisal, financing or other issues come up along the way?

My job is to make those decisions easier.

Prepare Smart. Not every improvement pays you back. I’ll help you identify what’s worth addressing before your property hits the market—and just as importantly, where you may be better off leaving things alone.

Price Right. The goal isn’t to choose the highest asking price. It’s to position your property where serious buyers will see the value and respond. When a property is positioned correctly, the market has an opportunity to tell us what it’s worth.

Choose Well. The highest offer isn’t always the strongest offer. Price matters, but so do financing, contingencies, inspections, timing and other terms. The goal isn’t simply to get an offer—it’s to choose the right offer and get it to the finish line.

Throughout the process, I’ll explain the complicated parts in plain English, tell you what I think—even when it may not be what you expected to hear—and help you understand your options so you can make informed decisions with confidence.

I also work with owners of rental and investment properties. Because I own and operate real estate myself, I understand these properties from both sides of the transaction: what they’re worth on the open market and how an investor is likely to evaluate the income, expenses, condition and opportunity.
